House & Property Clearance

Eviction & Tenant Abandonment Clearance

An eviction or abandonment clearance empties a rental property once the landlord has lawful possession, handles any belongings left behind correctly, and gets the property ready to re-let. iTrade can record what is removed and work to a landlord's turnaround.

Quick answer

Who it is for: Landlords, letting agents and property managers clearing a property after eviction, surrender or tenant abandonment.

What it covers: Removal of left-behind contents and rubbish, an optional record of what was removed, and a clean, re-let-ready finish.

When a survey is needed: A survey or photographs confirm volume and access; iTrade will also confirm that lawful possession is in place before removing anything.

Clearing after a tenancy has ended has a legal edge that an ordinary clearance does not. The landlord must have lawful possession, and belongings left by a former tenant cannot simply be treated as rubbish without following the correct steps.

iTrade helps by removing contents and rubbish efficiently and, where asked, recording what was cleared, so the property can be turned around for re-letting. iTrade does not carry out the eviction itself.

What to have ready for an accurate quote

Reassurance and compliance

A landlord must have lawful possession before a property is cleared. iTrade will ask you to confirm this and does not remove contents before it is in place.

Belongings left by a former tenant have their own rules and cannot simply be discarded. Where a record or a period of storage is needed to meet the landlord's obligations, iTrade will agree that as part of the job. This is general information, not legal advice.

Common questions

Frequently asked

Do you carry out the eviction?

No. iTrade clears the property after you have lawful possession; it does not carry out the eviction or possession process.

Can you clear before I have possession?

No. Contents are only removed once you confirm lawful possession is in place.

What happens to belongings the tenant left?

Former-tenant belongings are handled in line with the landlord's legal obligations, which can include recording or storing them, rather than being discarded straight away.

Can you provide a record of what was removed?

Yes. An itemised or photographic record can be provided on request, which is useful for your files.

How fast can you turn the property around?

Duration depends on volume, access, material type and any specialist work. The quotation should state the planned duration; this website does not claim a standard turnaround.

Can you clean and decorate for re-letting too?

Yes. Cleaning, minor repairs and touch-up decorating can be quoted as separate, clearly priced services.
